Renovating a Jerusalem Apartment from Abroad: 7 Steps

Many of our clients live in New York, London, Paris or Johannesburg and are preparing an apartment in Jerusalem for aliyah, for a child, or for the holidays. Renovating from thousands of kilometers away is very doable. It just needs a clear process, one person responsible, and updates you can trust.
1. Start with a walkthrough and a written wish list
Begin with a site visit, or a video call from the apartment, and write down what you want: which rooms, what must change, what you would like if the budget allows, and a budget range. A written list prevents misunderstandings later.
2. Get measured plans before you compare prices
Quotes are only comparable when everyone prices the same thing. Measured plans and a detailed list of the work and materials (a bill of quantities, known in Hebrew as a “ktav kamuyot”) let you compare offers line by line.
3. Check permits early
If any part of the plan changes the outside of the building, a permit may be needed, and approvals take time. Find out before the schedule is set. Our guide to building permits in Jerusalem explains what is exempt.
4. Put the agreement in writing
The contract should list the scope of work, the materials, the schedule and the payment stages. Tying each payment to a finished stage protects both sides. Check that your property insurance covers the apartment while work is under way.
5. Choose materials before demolition starts
Delays usually come from decisions made late. Choose tiles, fixtures, kitchen fronts and lighting early, with photos, samples and video calls from the showroom, so every item is ordered on time.
6. Weekly updates, one contact person
Agree on one person who answers your questions, and a weekly update with photos and short videos on WhatsApp. Ask for photos of the plumbing and electrical work before the walls are closed: once plastered, it cannot be seen again.
7. A clean handover
Before the final payment, walk through the apartment, in person or by video, with a list of small items to finish. At the end you should receive the warranty documents, the instructions for the appliances, and the keys.
